Helping Seniors: The Wave of the Future of Real Estate


Too many times we've been faced with this, or know someone who has...

Dad passed away many years ago, leaving Mom alone in the large home where they raised their family for over 40 years.  The home and the yard maintenance have become too much for Mom to handle these days with her limited mobility.  The entire family knows it's time for Mom to downsize, or maybe even move into assisted living or nursing care.

But how to handle that big house full of furniture and memories?  Where to find a great place for Mom where she will be happy and well cared for?  


That's where CARE Senior Services comes in.  As professional real estate agents and downsizing specialists for over 30 years, we know the special needs of seniors and their families.  We understand that a house full of memories isn't just "stuff" and needs to be handled with care and compassion.  Most of all, we understand that the families of older adults are oftentimes not able to be there, so we take over the headache of downsizing, remodeling, and sale of the home with utmost attention being paid to every step of the process.

Beware of Scammers and "Flippers"

Saavy investors have realized that in times of transition, seniors and their families are overwhelmed and confused as to what to do next.  These investors have devised a way to operate under the guise of someone wanting to help out, but in reality they are simply all about profit - oftentimes offering pennies on the dollar for the home's worth (with the justification of saving the homeowner real estate commissions, renovation costs, etc).  Also, they claim that they will purchase the house fully furnished and will simply take care of the contents - meaning, they will either sell any valuables and collect the profit, or they will unceremoniously pull trash dumpsters up to the home and simply throw away everything - including your family's precious memories!

Don't fall for these companies claiming they will help you with "Mom's House".  They are greedy investors whose only motive is the buy the house cheap, trash everything, and flip it back on the market at a significant profit.

The Senior Real Estate Market

Baby boomers, born between 1946 and 1964, are significantly influencing the real estate market. Here are some key statistics and trends from a recent study performed by NAR (National Association of Realtors):

Home ownership: About 61% of baby boomers currently own homes.  Once these boomers need to downsize or seek other lifestyle changes, these homes will need to be sold or rented out, with renovations likely as most seniors have lived in their homes for 25 years or more.

Equity Advantage: Many boomers have built substantial equity, allowing them to sell at a premium and purchase newer or smaller homes, often closer to family or in retirement-friendly areas.

Market Impact: Boomers accounted for 53% of home sellers and 39% of buyers in recent years, making them a dominant force in the market.

What is the Silver Tsunami?

The "Silver Tsunami" refers to the significant demographic shift as Baby Boomers age and transition into retirement, the height of which is expected to occur within the next five years.  This shift is expected to unlock a $1 TRILLION dollar market opportunity as this phenomenon is expected to bring a surge of homes onto the market as older homeowners downsize, relocate to retirement communities, or move into assisted living.

This wave of property turnover presents both challenges and opportunities, including increased housing supply and a growing demand for senior-friendly housing options.  However, for real estate agents, this presents a double opportunity of both listing and selling senior-occupied homes as this surge is expected to hit the market.  Areas popular for retirement, such as Florida, Arizona, and the southern U.S. states, are expected to see the major effects of the Silver Tsunami.
